Upon receiving a property/Assignment, our REO Team will take the following steps:
- Verify/Determine occupancy status within 12 hours
- Inspect and Photograph as much of the property as is accessible
- Re-key and secure property within 12 hours (Vacant Properties)
- Post Notice and Contact Tenant for Voluntary Vacancy (Cash for Keys – CFKs) negotiations (Occupied Property)
- Broker Price Opinion (BPO)- Drive by within 3 days, Interior/Full provided within 3 days.
- Include interior and exterior photographs
- Inspection report with written repair bids for review and approval
- Obtain all Inspections Desired
- Order/Review Preliminary Title Report
- Prepare Client specific reports
- Monthly status / Marketing report (MSRs / MMRs)
- Develop Marketing Strategy and implement Necessary Internet and print advertising
- Team Leader/Broker assigns seasoned Agent to Market Property directly to interested Buyers
- Thoroughly Evaluate Buyer/Offer/Buyers Lender to help secure a strong buyer and closed transaction
- Monitor and track the progress of the closing
- Final invoicing for asset to close file in a timely fashion
